Episode Six: Searching for a home

Once you have selected a neighbourhood according to price point and house type, it is very important that you see many houses before you decide what is right for you. I would suggest seeing no more than 6 homes in one day otherwise you will get confused. 

Your real estate agent will set up the schedule and book the appointments. It is important if you have a partner or spouse that you both agree on your criteria and that the house appeals to both. What condition is the house in, does it need updating, is the garden suitable, what is the layout, can you see yourself living there? It is important to note that no house is perfect. In fact, if it is an 8 out of 10, that is a high standard. Look beyond the cosmetic. If the wall of a room is painted pink, don’t worry, that is an easy fix. What are the key features of a house that buyers are looking for? Updated kitchens, bathroom and wood floors. The broadloom of the past is not at all popular today. Hardwood or engineered wood and laminate in the basement are key features of importance for today’s buyers. The primary elements of the house are the roof, the windows, the plumbing, the heating and cooling systems and the electrical panel. These should be inspected prior to purchase by a home inspector.
